A fresh roof coating changes the surface. It does not dry insulation trapped below the membrane or rebuild a deteriorated deck.
A Surface Treatment Needs a Suitable Base
Commercial roof restoration starts with the existing assembly. The coating needs a compatible, prepared surface and reliable attachment. Seams, curbs and penetrations need their specified repair details. The layers beneath the surface still have to be suitable for the system.

What Wet Layers Change
Water can enter a membrane at a seam or penetration and spread beyond the visible opening. Insulation that is wet or damaged can need removal and replacement. A dry-looking upper surface does not prove that the assembly below is dry.
A field coating does not remove that material. If unsuitable layers are left in place, the roof still has an assembly problem beneath its renewed finish.
Drainage Remains Part of the Job
A blocked drain and a low area in the roof are different causes of standing water. Clearing debris can restore an outlet; correcting geometry can require a designed change such as tapered insulation during wider work. Neither problem is solved simply by choosing a white coating.

When Restoration Can Fit
